LISTING MANAGEMENT (WHEN YOU REPRESENT THE SELLER)
- Ensure all Listing Documents are collected and signed by all parties.
- Send disclosures to the seller to review and fill out before going into escrow.
- Order NHD Report
- Pre-opening escrow and ordering Prelim
- Review and submit for compliance approval
- Starting MLS Entry (submitting if requested)
- If Requested (ordering of sign up, Inspections)
CONTRACT / DISCLOSURES
- Review new contracts and check for missing signatures or missing forms needed based on the type of transaction.
- Review documents / Disclosures and send them to the clients via docusign
- Send open escrow email to all parties involved introducing all key players and providing timelines for key milestones.
- Order Home Warranty as applicable.
- Perform file audits to remind agents of missing forms.
ESCROW
- Make sure escrow provides wiring instructions to buyer for earnest money deposit.
- Confirm escrow has received the earnest money deposit within the timeframe listed on the contract.
- Confirm with escrow they have received back seller and buyer packages prior to the closing date.
- Confirm that escrow has ordered HOA documents, if applicable.
- Confirm Seller Vesting on Preliminary Title Report matches what it is on the contract.
- Confirm escrow is aware of any / all credits from the seller(s) and / or agents(s)
INSPECTIONS
- Request any inspection reports needed for the file such as home inspection and termite inspection.
- Request copies of reports from any other inspections that were completed and up as necessary.
BROKER / OFFICE REQUIREMENTS
- Ensure all documents are collected and signed by all parties.
- Create transaction in broker compliance system (portal)
- Upload all contract documents in broker compliance system.
- Complete all forms / documents required by brokers.
- Get commission instructions signed by broker.
FINANCE (as applicable)
- Verify lender received a copy of the contract.
- Ensure the appraisal has been ordered.
- Check in with the lender to confirm the property is on track for the scheduled close of escrow date.
